VTA has partnered with a developer, UrbanCo-Tamien LLC, a partnership between CORE Development and Republic Urban, to develop 6.96 acres of property located near the Tamien VTA Light Rail and Caltrain stations.
This site is east of Highway 87, between the Willow Glen and Alma neighborhoods, about 10 blocks from downtown San Jose. UrbanCo-Tamien LLC will build a 555 (135 units of affordable housing, and 420 units of market rate house) residential community on the east side of the property.
Construction has started for Phase 1, the 135 affordable units. It will include 3000 square feet on the ground floor for a future day-care center. Phases 2 and 3, to build the market rate apartments, will occur at a later date.
VTA’s Transit Oriented Development Program works with municipal and private partners to encourage the development of housing, retail, and employment centers in places that will help increase transit ridership and contribute to a vibrant community.
Station Access Study
The Santa Clara Valley Transportation Authority (VTA) initiated this Transit Oriented Development (TOD) Station Access Study for the Tamien Station to analyze multi-modal access and circulation to and from the station. VTA conducted the analysis in coordination with a proposed residential mixed use joint development project on VTA property located east of State Route 87 and west of Lick Avenue, between the Willow Glen and Alma neighborhoods in San Jose. The Tamien Station Access Study final report provides proposed access improvements, travel demand management strategies, and cost estimates for the identified access improvements to the station area and the proposed TOD project.

With construction beginning, going forward VTA's developer partner, UrbanCo-Tamien LLC, will be leading on community outreach. This is a partnership between VTA and UrbanCo-Tamien, LLC, and VTA is here as well to help with any questions you might have as the project progresses. Tamien Station Transit Oriented Development Zoning Hearing
The City of San Jose Planning Commission will hold their regular hearing meeting Wednesday, May 13, 6:30 p.m. via teleconference from remote locations in accordance with state and local orders and measures taken as a result of the Covid-19 pandemic.

The purpose of this meeting is to describe UrbanCo-Tamien's proposed project, the City’s review process, and to obtain community input on the project located at 1197 Lick Avenue. Comments, concerns, and questions raised at this meeting will become part of the City's public record and will help inform the project’s design as it moves forward in the review process.
Tamien Station Transit Oriented Development Planned Development Permit Hearing

To facilitate soil investigation and future construction activities that will occur intermittently as the developer prepares to break ground for construction of the transit oriented development, the dirt lot will be closed permanently, beginning Monday, January 18.
All vehicles should park in paved lot.
Neighbors and users of the Tamien Park & Ride lot will notice activity. The Tamien Excavation Notice describes activities used to excavate the dirt lot.
Item 7.1 on VTA Board of Directors Agenda to consider amendments to the Lease Option Agreement (LOA). Amendments include extending LOA 18 months, and reduction of parking spaces. Additional information is available in the attached LOA Amendment Notice.
